First Step
The first step when buying a home is to get pre qualified by a lender. This way you know what you can afford, the maximum amount that the lender is willing to lend, and the loan program that will fit your monthly budget. It is always smart to shop around and get a good faith estimate from everyone. Try to get all your mortgage shopping done within a 3 week time period so that it will only count against you once on your credit report. Shop your bank and credit unions.

Second Step
The second step is to find a reputable real estate agent. This will be your single most important decision before shopping for your new home. A good agent can mean the difference between closing a deal or losing a deal. A good agent will also protect your best interest and make sure you get the best possible deal. A bad agent is just worried about how much commission they will make or is just simply incompetent, which is even worse because this could cost you your escrow deposit and earn you a day in court with additional court cost. There is a big drop off in talent from the top 20% of real estate agents to the bottom 80% of real estate agents. So choose carefully because all agents are not created equally.
